Construction Manager

This role is central to our home building process, managing the safety, quality, progress, and budget of every residential construction project.
It is a highly responsible position that plays a critical part in ensuring the safety of on-site staff and the consistent quality of the homes we build.

MISSION

Checking site conditions, including obstacles and elevation differences at the site, prior to construction.

Preparation for Construction Start

Creating the construction schedule, selecting contractors, and calculation of construction costs.

-What was the deciding factor in your decision to join ID Home?

As the youngest company within Iida Group Holdings, ID Home gave me a very energetic impression on me when I attended the information session.
I was especially attracted by the personnel system that rewards performance, offering young employees the chance to advance to management positions based on their performance.

-Could you tell us about your current role and responsibilities?

Since becoming a manager, I have been focused on supporting my team in their on-site management tasks.
I utilize the expertise gained during my time as a supervisor to advise and instruct my team on maximizing efficiency in their construction sites.
When visiting sites, I make sure to provide thorough guidance on safety and quality to our partner contractors and on-site workers.

-What is the most rewarding or interesting aspect of your current responsibilities?

I find my work rewarding because our housing developments are constantly evolving, and we are continually exploring new initiatives.
As a manager, I feel the true reward of being a manager when I see my team members not only understand the meaning behind my instructions but also successfully apply that knowledge on the job site.

-What was the deciding factor in your decision to join ID Home?

I chose ID Home because I was strongly attracted to the fact that the company provides customers with “high-quality, yet affordable” homes. As a Construction Manager, I was particularly drawn to the rewarding experience of being closely involved in turning a design into an actual home while managing quality, safety, and schedule on site.
Furthermore, I was drawn to the environment where young employees are given autonomy and to the company culture, which is characterized by freedom and open communication. I felt that this was a place where I could truly grow, and decided to join the company.

-Could you tell us about your current role and responsibilities?

The role of Construction Management is to ensure that each home construction project progresses smoothly, safely, and with the highest quality.
We manage the construction progress while collaborating with partner contractors and on-site workers to meticulously build each of our customers’ precious homes, one by one.
On the job site, things don’t always go according to plan. We are often required to handle irregularities, such as delays due to weather or material shortages. In such moments, the job demands that we accurately assess the situation and make the best possible judgment.
Ultimately, I believe construction management is not just about building houses; it is about taking our customers’ aspirations and bringing them to life.

-What is the most rewarding or interesting aspect of your current responsibilities?

You might have an image of Construction Management as physically demanding and traditionally a man’s job. However, in reality, the work requires a great deal of delicate attention and careful communication. I strongly feel that there are many fields where women can truly excel precisely because of these qualities.
In home building, no two job sites are ever the same. The constant changes—in weather, site conditions, the craftspeople involved, and customer requests—are what keep the job fresh and interesting every time.
While there are certainly challenges, the tangible feeling of driving the construction forward and seeing your own judgment and ingenuity take physical form is irreplaceable. And above all, being involved in the home building process, being part of creating a home that plays such an important role in our customers’ lives, is the greatest source of fulfillment.

This role involves planning effective sales strategies with real estate agents to sell the homes built on the land you acquired.

-What was the deciding factor in your decision to join ID Home?

Since I was a child, I have always been interested in house floor plans. I would look at the layouts in flyers and, even as a kid, think about whose room should be where in that house.
ID Home’s fully integrated system—from land acquisition to the handover of a new home—convinced me that it would be a truly rewarding job. Also, since the company had many successful projects in my hometown, I was inspired to join.

-Could you tell us about your current role and responsibilities?

My primary focus is land acquisition. I assess the land introduced to us by real estate agents and determine whether it can be successfully developed into a residential project.
Handling large parcels of land is challenging because it requires me to determine the optimal number of homes that can be built and how best to design the subdivision to fit the local community. However, the sense of accomplishment I feel when successfully acquiring a property after negotiations with the agent is truly immense.

-What is the most rewarding or interesting aspect of your current responsibilities?

The primary appeal of my job is the opportunity to be actively involved in project planning. I am responsible for acquiring land that I have personally sourced, coordinating with various departments for planning, finalizing the product, and ultimately closing the contract.
Although the work involves numerous meetings and frequent issues, the sense of achievement upon selling out an entire project is, I believe, something I don’t think you can experience anywhere else.

-What was the deciding factor in your decision to join ID Home?

I was attracted to the environment where, even as a young employee, I could be involved in both land acquisition and sales, not only sales but also land acquisition. I decided to join, recognizing the opportunity for growth within a top-tier housing group that offers a strong and stable foundation for growth.

-Could you tell us about your current role and responsibilities?

Currently, my main responsibility is sales activities. I am responsible for determining sales prices and contract conditions, monitoring customer responses, and overseeing the entire process—from the customer’s application and contract signing to the final handover.

-What is the most rewarding or interesting aspect of your current responsibilities?

The rewarding aspect of the job is the ability to strategically review and negotiate pricing based on inquiries or feedback from potential buyers.
Furthermore, by learning the reasons for a customer’s decision to purchase during the closing process, I gain valuable insights that directly inform future land acquisition and sales strategies. This continuous learning directly contributes to my professional growth and is what makes the job exciting.

-What was the deciding factor in your decision to join ID Home?

-Could you tell us about your current role and responsibilities?

I am responsible for managing the entire Architectural Design team. At the same time, it is my role to ensure that each home supports comfortable family living by meticulously reviewing the floor plans created by the design staff.
This review is centered on the principle of “comfortable living for the customer,” covering every detail from traffic flow and practicality to comprehensive storage planning.

-What is the most rewarding or interesting aspect of your current responsibilities?

I find enjoyment in the process of seeking the optimal solution, treating each floor plan as an “intellectual puzzle.” When my perspective refines the designer’s initial idea, the kind of living that brings smiles to families’ faces suddenly emerges.
Seeing that final idea capture our customers’ hearts, leading to swift sales, and ultimately seeing the team’s growth firsthand of our team—that brings an unparalleled sense of joy and fulfillment.

-What was the deciding factor in your decision to join ID Home?

Since I was a child, I have loved houses and had a dream to help create homes that support people’s lives. I was deeply drawn to ID Home’s philosophy of pursuing “high quality and affordability” aiming to create a “society where everyone can afford to buy a home.”
Furthermore, the company’s merit-based culture, which entrusts work to young employees, and the support system for obtaining professional qualifications were major factors in my decision to join.

-Could you tell us about your current role and responsibilities?

Currently, in my second year with the company, I am in charge of designing individual detached homes. Thanks to the careful support I received from senior employees from the time of my initial assignment, my main work now involves collaborating with sales representatives to create comfortable floor plans and attractive exteriors that maximize the land’s potential and meet market needs.
Additionally, I am responsible for various administrative procedures, including the building confirmation application.

-What is the most rewarding or interesting aspect of your current responsibilities?

The most fascinating aspect of this job is the ability to turn ideas into reality. Although opportunities to hear direct customer feedback are few, this gives me the unique joy of imagining the local community and how future residents will live there, and reflecting that in the design.
For instance, I enjoy the creative challenge of incorporating various ideas, such as floor plans tailored for families with young children or spaces optimized for remote work. The thought that the blueprints I created will become someone’s home and the start of their new life brings me immense fulfillment.
